We were introduced to BYM Capital by a close friend and existing client of the business, whom we acquired an office for in 2017, also a residential developer.
At the time, BYM were based in a serviced office in Knightsbridge which was no longer fit for purpose. The distinct lack of identity paired with the inability to make the office space feel ‘homely’, whilst also paying a premium rent, soon became the main drivers behind their decision to move.
The Directors of BYM wanted to create a ‘home away from home’ feel and, with this being their main requirement, many of the office spaces available were unsuitable, with some even being considered too corporate. It was immediately apparent that hand-picked period office buildings, or old townhouses, were a more satisfactory fit to our clients’ needs.
Following several tours and close inspections of selected buildings, we shortlisted 22 Conduit Street as the seemingly preferred option.
The building had recently undergone a full-scale refurbishment, providing a new reception, upgraded common parts, a new lift, and an impressive open-plan floor plate. The first floor, being the largest, appropriately allowed BYM the identity within the building that they desired, and had previously lacked, being in serviced office space.
We entered into detailed negotiations with the Landlord’s Agent, on behalf of BYM, and swiftly agreed on a competitive lease and financial terms on the first-floor office space, comprising some 1,228 sq ft.
Having vacated the serviced accommodation that they had previously occupied, and moving into long term office space on a conventional lease, BYM have been able to create a homely work environment for both employees and clients as well as achieve the identity that their business so evidently required.
